Tips to Get the Most Out of Your Featured Listing


These marketing tips are for those senior housing communities that are purchasing a featured listing with The Senior Housing Search.com and providing their own pictures.

Effective Pictures


Let's start with the outside. 

Exterior Pictures:

  • The building entrance
  • Outdoor signs
  • Outdoor amenities such as patios, pools, walking paths, fountains, gardens, etc.
  • Area parks, and shopping malls are also fun to include for those looking to relocate
  • Don't take your pictures into the sun.
  • If you've got great lighting on your building, a twilight hour picture might make you stand out.

Interior Pictures:

  • Common Spaces. We want pictures of all of them. Great rooms, dining rooms, guest suites, exercise rooms, workshops, libraries, computer labs, craft rooms, beauty shops/barber shops, underground parking.  We know you've got them, flaunt them!
  • Take pictures without including the door frames, it will make the rooms seem larger.
  • Take pictures from far away, and also take some close up pictures of amenities you'd like to highlight.  A beautiful fireplace or grand piano might get lost in a picture that views the entire room.  More than one picture per room is preferable!  Send us pictures of amenities that show of the personality of your building.
  • Think about if you'd like some smiling residents in your pictures of the common spaces (and if you need consent forms to include them in your marketing).
  • Smiling residents at a table don't show the amenities of your building.  Remember your pictures should include most of the room *and* those smiling residents.
  • Turn all the lights on in the room before you take the picture.
  • Don't send us dark pictures of rooms. We want your pictures to really show-off your property, and dark pictures will really shed a bad light (pun intended) on your property.
  • Model Units. Send us pictures of some of the units in your building, along with room dimensions. We'll put a special page together for your online brochure to show off the units!

Floor Plans:

  • Send us pictures of your floor plans (either on paper or in pdf format). For a limited time we'll include the ability for consumers to download pictures of your floor plans.

With all of these options, we hope you'll send us at least 10-15 pictures of your community. 

 


Effective Descriptions


The more information you send us, the more effective your listing will be. We'll work with you to get it right the first time, and any changes after that are $60 per hour.

Description:

  • On the entry form, this is the first thing about your senior housing community that consumers will see. First, tell them what makes you different; new construction, CCRC, allow large pets, built downtown with walking to everything, indoor pool, or the kind of client you cater to.  Then, also tell them some of the basics; what kind of units your building has available, other services/activities available, a little something about your management company, continuum of health care services available, etc.

Highlights:

  • On the entry form these are meant to be shorter points in a bulleted list that point out other benefits or featrures about your community.

Tips

  • If you get stuck, take a look at your brochure and use some of the language your marketing department has created for you.  No reason to start from scratch!
  • List the features of your community (walking paths and exercise room), and tell the consumer the benefit, or, why they want that feature (We cater to the active adult who wants to stay young and fit by utilizing our walking paths and exercise room).
